Types of construction undertaken In general Belarms undertakes the following types of construction: 1. Infrastructure including road, rail and ports. 2. Commercial and residential construction. 3. Public construction including hospitals and schools. 4. Thermal, nuclear and solar power projects. 5. Select project construction such as refineries. |
Construction method and conditions Construction is undertaken on a joint venture basis with our overseas units and Chinese or Japanese joint venture partners. In most cases we are able to assist in the provision of project finance from a minimum of USD 50 million to several billion US dollars. |
Residential tower construction Given the demands on infrastructure and rising maintenance costs, high density construction is now a priority. |
Steel girder framework With the rising cost of steel it is preferable to construct towers with reinforced concrete, but some locations require steel girder construction. |
Project planning, design and preparation Belarms can assist with project planning drawing on an engineer base of over two thousand engineers in China alone, with additional assistance from Japanese and Korean firms as required. Where special equipment is required to be used such as a particular type of generator or types of rail equipment, we can adjust our contract terms to include such items. One element in project preparation is site access, so where we encounter any degree of over-restrictive visa control for our skilled staff, then a force majeure clause clause or waiver of contract delay penalties Contract terms and construction period Reaching an agreement can be made much simpler by first entering into a basic Memorandum of Understanding (MOU) after which we conduct an engineering evaluation to clarify and quantify the terms of the construction agreement. For large public projects we will accept the posting of a performance bond, typically set at 5% of the aggregate contract amount. The construction period is generally assessed by the parties and determined on a fair and reasonable basis. However, for large public construction jobs we find acceptable the posting of a performance bonus for where we complete building operations (excluding landscaping) before an agreed completion date, reducing to zero and then subject to penalties where delays were not due to the intervention of circumstances beyond the control of the parties. |
